Two of these shops were even constructed on the path leading to the amusement park. Upon reviewing the mall’s BOT (built-operate and transfer) project, Chhatrapati Sambhajinagar Municipal Corporation (CSMC) administrator G Sreekanth discovered the illegal structures. Immediately, orders were issued to demolish the two shops encroaching on the amusement park path. The CSMC had leased the front portion of the garden to a private developer for 99 years to construct a commercial complex. However, due to internal disputes among developers, the project faced delays. After its eventual completion, the developers sold 11 shops without proper CSMC permission. Seven of these shops were built in section B, while the remaining two were located in section C. These shops have been operating for three years without paying commercial property tax to the municipality. As a result, the BOT developer has been instructed to vacate the 11 unauthorised shops. During the inspection, it was also discovered that two shops had been built on the road leading to the amusement park, violating the building permit. Orders were promptly issued to demolish these two shops. Additionally, the administrator has directed that property taxes be levied on the remaining shops to collect the outstanding amounts. The unauthorised shops have been ordered to be evicted immediately.

The shocking revelation on Friday was that nine galas (shops) in the mall developed on a built-operate and transfer (BOT) basis at the entrance to Siddharth Garden were found to be unauthorised. Two of these shops were built on the path of the amusement park. Taking this seriously, Chhatrapati Sambhajinagar Municipal Corporation (CSMC) administrator G Sreekanth immediately ordered the demolition of these two shops.

The CSMC leased the front portion of the garden 15 years ago for 99 years to a private developer for the construction of a commercial complex. The developer constructed 80 shops and provided a two-storey parking lot for the corporation. Due to internal disputes among developers, the project was delayed for many years. Recently, the project was completed somehow, but the disputes among developers continued. The developers sold their shops (as per the apportionment) without the permission of CSMC. There are a total of 11 such shops. Some of these shops have been operating for three years without any payment of commercial property tax to the municipal corporation. Therefore, the BOT developer has been directed to vacate these 11 registered galas (shops).

The administrator reviewed the BOT project on Friday. Additional commissioner Ranjit Patil, city engineer AB Deshmukh, deputy commissioner Aparna Thete, garden conservator Vijay Patil and the BOT developers were present in the meeting. During the meeting, it was revealed that two shops had been constructed on the road leading to the amusement park, which was not included in the building permit. Therefore, orders were issued to demolish these two shops immediately.

Order to levy tax

The mayor found nine shops that were built without municipal permits. Seven shops in section B and two in section C were built illegally and sold through notarial agreements. Therefore, the administrator ordered the immediate eviction of these nine unauthorized shops. He also proposed to levy property taxes on the remaining shops and collect the amounts due.
